Ground broke in January on a new Class A commercial and industrial property near Maui’s Kahului Airport.
Located at 250 Lauo Loop, Maui Airport Industrial Center is being developed by R.D. Olson Development. CBRE’s Trent Thoms and Alexander Kidani are marketing the project.
A concrete tilt-up commercial and industrial property, the development will feature an interior clear height of 32 feet, 15 “dock high” loading docks, six “grade level” loading docks and drive-through doors; flexible office build-out potential; heavy building power; ESFR, or early suppression fast response, sprinklers; large solar potential; a private water and sewer system and “high visibility” building signage, among other features, according to materials provided by CBRE.
“The project is the only one of its kind and is being developed in a prime location on a 6.31-acre land site adjacent to the Kahului Airport and Costco with easy access to the Kahului Harbor,” Kidani said in an email to Pacific Business News. “The lack of sizable industrial/logistics space on Maui has made the island a high-barrier-to-entry market with a historically and critically low vacancy rate of 1%. These fundamentals make the project an ideal option for local and national companies seeking to expand, relocate or consolidate, and will provide the island with another opportunity and for future job growth.”
For lease are spaces 6,800 square feet up to 118,000 square feet.
“Once complete, the project will be Maui’s highest-quality industrial space and have a longer useful lifespan than any property of this type on the island,” Kidani said. “… R.D. Olson Development will deliver the space as a shell or turnkey with tenant improvements, subject to terms and conditions.”
According to Kidani, the project and building will accommodate a range of uses, including warehousing, logistics, light industrial work, cold storage and office.
“In addition, its location and frontage along the main road to Maui Kahului Airport will offer tenants high visibility and excellent access,” he continued. “The high quality and critical amenities of the Maui Airport Industrial project will allow for maximum efficiencies and benefit each tenant’s ability to service clients and improve their bottom line.”
Kidani said, too, that the project has attracted the interest of “many businesses who are excited for this unique opportunity and highly anticipating its completion.”
Dustin Schmidt, vice president of real estate for project developer R.D. Olson Development, said in an email to PBN that the project is expected to take just over a year to complete. It’s also anticipated that some, if not all, of the tenant improvement work will be underway by that time as well.
